The first-time buyer scheme (0% on the first €200,000, effective 28 October 2025, made permanent under Malta Budget 2026) and the inherited residence relief (3.5% on the first €400,000, Malta Budget 2026) both have eligibility conditions this tool does not check. A free Malta stamp duty calculator that estimates the duty on a property purchase across three scenarios: a standard purchase (flat 5%), a first-time buyer purchase (0% on the first €200,000, 5% above — made a permanent scheme under Malta Budget 2026), and an inherited residence (a reduced 3.5% on the first €400,000, 5% above). Enter the property price and pick your scenario to see the estimated duty, effective rate, and a full band-by-band breakdown. This does not check your eligibility for either relief scheme — confirm that with a notary. Everything runs in your browser.

- First-time buyer, €250,000The first €200,000 is duty-free; the remaining €50,000 is taxed at 5%, giving €2,500 in duty — a €12,500 saving versus the standard rate.
- Inherited residence, €500,000The first €400,000 is taxed at 3.5% (€14,000), and the remaining €100,000 at 5% (€5,000), for €19,000 total.
Formula and how the calculation works
Like Malta's income tax, stamp duty here is calculated band by band: each portion of the price is taxed at the rate for its band, and the bands stack. Standard purchases have a single flat-rate band (5% on everything). The first-time-buyer and inherited-residence scenarios each have two bands — a reduced or zero rate up to a threshold, then 5% above it.
Sources and current thresholds
Malta's standard property transfer stamp duty rate is 5%. Effective 28 October 2025, the first-time buyer exemption was made a permanent scheme covering the first €200,000 of a primary residence at 0% duty, replacing the earlier reduced 3.5% band (Malta Budget 2026 property measures). The inherited-residence relief applies a reduced 3.5% rate to the first €400,000 of the property's value. These figures are current as of 2026 and are set by the annual Budget — always confirm the current thresholds before relying on them.
Eligibility is not checked here
This tool applies the published rate structure but does not verify whether you actually qualify for the first-time buyer or inherited-residence scheme — those depend on personal circumstances (for example, whether you have owned residential property before, or the nature of the inheritance) that only a notary or the Commissioner for Revenue can confirm.
